How to List on MLS in Connecticut Without a Realtor

What Connecticut homeowners need to know about getting a home onto SmartMLS without a full-service listing agent: who enters the listing, what you prepare, and what you manage once it's live.

Listing a Connecticut Home Without a Full-Service Agent

Connecticut homeowners can get MLS exposure without signing with a traditional full-service listing agent. The MLS is the shared database agents search when they look for homes for their buyers, and only a participating licensed brokerage can place a property on it. With a flat fee listing, that brokerage enters your home into SmartMLS, and the rest of the sale stays with you.

One point is worth being clear about up front: homeowners do not get a login to edit SmartMLS themselves. You provide the details and photos; the brokerage enters and updates the listing on your behalf.

How Flat Fee MLS Works in Connecticut

Rather than a commission based on your sale price, you pay one set fee for a listing term. Your home sits on SmartMLS alongside agent-listed homes, so a buyer's agent in Fairfield County or the Hartford area finds it through the same searches they run every day. You keep control of the asking price, showing schedule, negotiations and which offer you accept. For a short overview, see how our flat fee process works.

Step-by-Step Listing Process

  1. Prepare property information and photos. Gather room counts, square footage, lot size, heating and utilities details, and well-lit photos of each room, the exterior and the yard.
  2. Select a listing package. Choose the term and photo allowance that match your plans.
  3. Complete the listing paperwork and disclosures. The applicable forms are provided during the listing process. Required documentation depends on your property and applicable MLS rules.
  4. Submit for brokerage review. The brokerage reviews your information before it goes on the MLS and contacts you if anything is missing.
  5. Your home is entered into SmartMLS. Once everything is complete, the listing is activated and becomes visible to agents.
  6. Manage the listing after activation. Answer calls, schedule showings, and request any updates through our listing service.

After the Listing Goes Live

Agents can find your home through SmartMLS, and listing information may be distributed to Zillow, Realtor.com and other major real estate websites. If showings are slow in the first weeks, you can adjust. Price, photo, description and other permitted changes are requested through our listing service, and the brokerage updates the MLS for you. Both packages include unlimited listing changes.

Both packages include syndication to major real estate websites, the applicable forms and disclosures, unlimited listing changes and your contact information on the MLS. Optional upgrades are available during checkout. Compare everything on the pricing page.

How Buyers Reach You

Agents see your contact details in SmartMLS and call you directly. Buyers browsing public websites see the listing brokerage's number instead, and their calls are routed to you by an automated phone system that asks for your house number. Our guide on how buyers contact sellers on Connecticut MLS listings explains each path.
