How Buyers Contact Sellers on Connecticut MLS Listings

Once your Connecticut home is on SmartMLS, agents and the public find it in different places and reach you in different ways. Here's what each sees, and how every call gets to you.

Agents and the Public See Different Contact Details

Licensed agents search SmartMLS. Most buyers browse consumer websites. The contact information shown is different in each place, but both lead back to you.

How Real Estate Agents Contact Sellers

When a licensed agent pulls up your listing in SmartMLS, the agent-only section shows your name, phone number and the showing instructions you provided.

A buyer's agent in New Haven or Stamford can then call you directly to schedule a showing, ask questions about the property or talk through an offer.

What Buyers See on Zillow and Realtor.com

Buyers without an agent usually find homes on public websites such as Zillow and Realtor.com, which receive listing information from the MLS. They don't see the agent-only SmartMLS view.

These websites generally display the listing brokerage's contact information, not your personal phone number. That keeps your number off public sites while still giving buyers a way to reach you.

Connecticut Automated Call Routing

Every Connecticut listing uses automated telephone routing. When an unrepresented buyer calls the listing brokerage's published number, the system prompts the caller to enter the property's house number, then routes the call directly to you.

Zillow's Schedule a Tour Button

Schedule a Tour runs through Zillow's own buyer inquiry and agent connection system. Those requests generally don't go to you or the listing brokerage. It's separate from a buyer calling the brokerage's published number, which is routed to you.

Third-party websites control their own layouts and contact features, so what buyers see may vary.

Who Handles Showings and Offers?

You do. The listing brokerage places your home on SmartMLS; it does not provide traditional full-service representation. Once you're live, you are the one:

  • Answering calls from agents and routed buyer calls
  • Scheduling and hosting showings
  • Reviewing offers
  • Negotiating price and terms

A Note on Buyer-Agent Compensation

Buyer-agent compensation cannot be entered into the MLS listing. Any compensation arrangement must be negotiated separately outside the MLS, subject to applicable rules.

Frequently Asked Questions

Will my phone number appear on Zillow?
Generally, no. Zillow and other public websites show the listing brokerage's contact information. Your personal number is visible to licensed agents in SmartMLS.
Can real estate agents contact me directly?
Yes. Agents see your contact information and showing instructions in SmartMLS and can call you to book a showing, ask about the home or discuss an offer.
What happens when a buyer calls the listing brokerage?
An automated system asks the caller to enter the property's house number, then routes the call directly to you. This applies to every Connecticut listing.
Does Zillow's Schedule a Tour button send inquiries to me?
Generally, no. Schedule a Tour runs through Zillow's own buyer inquiry and agent connection system, so those requests usually don't reach you or the listing brokerage. Buyers who call the brokerage's published number are routed to you.
Do I schedule my own showings?
Yes. You arrange showings directly with buyers and their agents at times that suit you.
